Model Home Now Open to the Public at The Lakes of Franklin Goldmine in Cumming

Paran Homes Debuts Professionally Decorated Model Home at West Forsyth County Community Featuring Single-Family Homes Starting in the Mid-$300s

Duluth, Ga, November 13, 2018 (Press Release) – With the recent introduction of two new floor plans at The Lakes of Franklin Goldmine in Forsyth County, regional home builder – Paran Homes – enhances the occasion with the premier of a new model home. Professionally decorated by Joy Kirkland of Innovative Interiors, the home features Paran’s Azalea brand-new floor plan and its five bedrooms, 3 bathrooms and exquisitely rendered living spaces spread out among the home’s more than 3,100 square foot interior.

“The Azalea offers a large open floor plan which creates a beautiful canvas for the home owner’s vision,” said Kirkland. “I drew inspiration for this model home from the beautiful horse farms and landscapes surrounding the neighborhood. I created a casual farmhouse look with elegant details by mixing natural finishes of wood, metal, stone and greenery along with soft linen and rich leather textures. The most current design trends are all about feelings. Creating a home that feels warm and relaxing can be accomplished with special elements like oil rubbed bronze faucets, rich wood floors, soft neutral paint colors, beautiful stone fireplaces, woven sisal rugs and natural fabrics such as linen and burlap.”

The designer also points to her personal favorite features of the floor plan such as an alluring and expansive gourmet kitchen with a gas range and large central island that’s perfect for cooking and family gatherings and a luxurious master bath with 7’ walk in shower that showcases a rain head, built in bench and natural slate tile which adds warmth, texture and character to the space.

“It’s really no wonder why Joy elected to design the home to appeal to families who desire to be part of a community that offers a multitude of outdoor activities, such as hiking, biking, horseback riding, shopping, swimming, tennis,” explained Michael Rosenberg, President of Paran Homes. “The Lakes of Franklin Goldmine is poised at the heart of West Forsyth County, which is rich with family-friendly parks boasting everything from walking and equestrian trails to skate and dog parks to boat ramps on nearby Lake Lanier and a state-of-the-art aquatic center.”

In addition to an excellent network of parks – which includes the 963-acre Sawnee Mountain Preserve, Fowler Park (once named Best Park in Best of Forsyth 2015), Mary Alice Park and Central Park, among others – The Lakes of Franklin Goldmine also comes complete with its own desirable amenity package onsite. Amenities inside the community include a swimming pool and clubhouse, lighted tennis courts, community firepit and playground. For those in search of adventures of an entirely different sort, dining in and around Cumming, as well as shopping at The Collection at Forsyth to the south or North Georgia Premium Outlets to the north won’t disappoint. The community’s proximity to GA-400 proves a major plus for weekday commuters, boaters and fishermen seeking fun on Lake Lanier or outdoor enthusiasts who enjoy everything from hiking to leaf-peeping in the North Georgia Mountains. School-age children living in The Lakes of Franklin Goldmine will have access to the highly acclaimed Forsyth County Public School System, including Sawnee Elementary, Liberty Middle and West Forsyth High Schools.

The new Azalea floor plan at The Lakes of Franklin Goldmine is joined by the new Manchester floor plan – a two-story, four-bedroom, three-and-a half-bathroom single-family home that boasts more than 3,600 SF of living space, two-story great room, secondary bedroom on main, large open kitchen with central island and so much more. Three other floor plans – Bradford, Kensington, and Primrose – have all been revamped to reflect Paran Homes’ dedication to delivering homes that meet the needs and exceed the expectations of home buyers. Homes at The Lakes of Franklin Goldmine showcase price points starting in the mid-$300s.

Scared About Home Ownership? Read This First!

It’s completely normal to have some hesitation when you start thinking about home ownership. The purchase of a home is the largest financial decision most people will ever make and it would be unnatural not to have some concerns!

For more than 25 years HomeBridge has led the way in simplifying the mortgage process in order to help people finance the American Dream of home ownership.

The following are a few questions we’ve heard from hesitant home buyers and ones that you should ask yourself if you’re wondering if buying a home in the next couple of years is the right move for you.

How long have you been paying rent?

A better question could be ‘for how much longer do you want to pay someone else’s mortgage?’ because that’s essentially what you’re doing when you rent.

When you purchase a home, you are becoming your own landlord and you’re paying yourself rent each month. If you decide to sell your home, the profits should become yours. If your landlord sells a home rented to you, they receive the profits. It’s really that simple.

What if I can’t make my payments?

This is an incredibly important question to ask yourself and a very understandable one as well. Ask yourself this question first though: Have you ever missed a rent payment for a reason other than you simply forgot to drop off the check?

For many buyers, their monthly mortgage payment is close to what they were paying in rent already, not factoring in the tax incentive they may receive at the end of the year and the equity they are building with each payment. If you’ve been responsibly paying your rent for years, what is to stop you from responsibly paying your mortgage?

How Much Home Can I Afford?

Another great question that we hear a lot. To start, use a mortgage calculator to get a ballpark estimate, like the one we have online here. This is a loose estimate, but it can act as a great starting point in determining what you can afford. The next step, even before you start looking at homes, should be scheduling a meeting with a mortgage loan originator, either in person or over the phone, for a consultation and no obligation click here.

The path to home ownership can be an exciting and enjoyable one if you follow the right steps! If you’d like to discuss those steps, you can call my office or send me an email to schedule an appointment.
